Overview
Located on Oldham Road, at the edge of New Cross, this £30 million, 12-story residential development borders the Ancoats Conservation Area and the Northern Quarter, placing it near numerous listed buildings and growing neighbourhoods.
Completed in Autumn 2024, the project includes 161 residential units, from one-bedroom to three-bedroom layouts, along with communal lounges, a large rooftop terrace and ground-floor amenities. Following demolition of the previous structures, the development now serves as a significant gateway into the city from the north, enhancing the area’s urban landscape and community offerings.

Key challenges and approach
The city centre project was successfully delivered despite logistical challenges, thanks to careful planning of shared access routes, strategic road closures, and effective noise management for nearby residents.
A late switch to an all-electric ASHP heating system was handled smoothly by adjusting the schedule and running two designs concurrently, minimising project delays.
In 2022, the Mulbury management team exited the project, and Russell Bolton Consulting team took over, providing development management services through to completion. This transition ensured continued progress and effective oversight, leading to the project’s successful completion within the revised parameters.
