Overview
The £120 million development, located on the former Stockport College site, is part of the Stockport MDC town centre west masterplan. It will deliver 442 new homes across three buildings, ranging from six to 16 stories, along with amenity and commercial space.
The project includes a light refurbishment of a Grade II listed building to create a flexible working environment, as well as a site-wide public realm and art park, supporting the placemaking vision. Russell Bolton Consulting is providing development, project, and commercial management services throughout the project’s life-cycle, including advice and support for brownfield housing grant applications.

Key challenges and approach
The key challenges for this project include securing grant funding through brownfield housing grant applications and ensuring the allocation is aligned with GMCA requirements.
Effective programme management is critical, requiring robust coordination with multiple stakeholders and contractors. A well-defined procurement strategy is being implemented to ensure project timelines are met. Additionally, we are deploying a strong design management process with a ‘hands-on’ approach to control commercial exposure and mitigate risks throughout the project.
