Overview
Trafford Gardens is a 149-unit development comprising 116 one, two and three-bedroom apartments for private sale and an additional 33 affordable apartments and townhouses, to be sold to a local housing association to help address Manchester’s need for affordable housing.
The project will create a vibrant hub, featuring 3,450 square feet of commercial office space, a redeveloped Victorian villa offering 3,600 square feet of office space, ample parking with 17 under croft spaces, and 149 cycle spots. True to its name, the development will include a 9th-floor roof garden and a well-designed courtyard, providing abundant communal spaces for residents.

Key challenges and approach
The project began with Linear Design & Construct but paused due to Investar’s funding issues.
In 2023, Russell Bolton Consulting and its development management team helped Linear Living acquire the site and guided it through key milestones to restart construction.
Key achievements included securing £1.67 million in grant funding from the Greater Manchester Combined Authority, arranging development funding from Maslow Capital for the private sales block, and obtaining financing for 33 affordable homes through Irwell Valley Homes. These steps have enabled the project to successfully resume, ensuring a mix of private and affordable housing on site.
