Ilyas Patel

Ilyas began his property career in 2000, qualifying as a chartered quantity surveyor in 2002 while working at Arcadis.

Over 20 years, he gained extensive experience in major commercial, residential and public sector developments across the UK. He then joined Rider Levett Bucknall (RLB) as a partner, leading the commercial and residential sectors in Manchester. In this role, he worked with various public, private and institutional clients, including Aviva, Homes England and ITV plc, gaining deep insights into the North West property market and more recently Ilyas is also working with Cityheart Ltd, Cole Waterhouse, Linear Living and Mulbury City.

After RLB, Ilyas became development management director at Investar, where he focused on residential developments in Manchester. He worked on joint ventures with public sector partners to unlock value from surplus public assets, achieving project values of approximately £300m GDV.

Ilyas’s expertise includes providing cost advice on financial viabilities. Over the last three years, he has advised landowners, developers and planning departments, ensuring balanced financial outcomes during planning and acquisitions.

In 2021, Ilyas co-founded Russell Bolton Consulting with former colleagues, aiming to offer niche, high-quality services across residential and commercial sectors. His expertise includes land sales and acquisitions, strategic land consultancy, and providing capital and commercial advice. He also offers expert legal guidance, due diligence reviews, viability assessments, fund monitoring, and assistance with grants and funding applications.
